Plumbing for the Lake
Lakeside wraps around the southern shore of Crescent Lake, about 20 minutes north of our Springfield shop, and it’s one of the more interesting plumbing towns we serve. Half the housing stock started life as summer cottages, and a steady stream of those cottages have been converted into year-round homes over the past two decades. The other half is conventional neighborhood construction in the blocks between the lake and Route 9.
That split shapes the work we do here.
Cottages and Conversions
A cottage built for July weekends was never plumbed for January. Supply lines run shallow or ride exposed through vented crawl spaces, and the first hard freeze finds every uninsulated run. We repair the splits, then reroute and insulate the lines so the same pipe doesn’t burst twice. Conversions bring their own quirks: the bathroom added in a 1990s remodel often drains through an undersized line sloped by eye, which is why the tub gurgles every time the toilet flushes. And where a converted cottage needs hot water without a basement or a spare closet, a wall-hung tankless water heater frees the floor space a tank was using.
The Vacancy Problem
Plenty of Lakeside properties sit empty for weeks at a time, which is exactly when a small leak becomes a ruined floor. A pinhole in a copper line can run for a month behind closed blinds before anyone notices the water bill. Our leak detection equipment traces water you can’t see, and our maintenance plans include seasonal checks that catch trouble while it’s still a damp spot. For seasonal owners we winterize in the fall and bring the water back up in spring.
